Bulls Say, Bears Say
Bulls Say
Improved 2025 ProfitabilityA meaningful recovery in 2025 margins (net ~22%, gross ~51%) indicates the business can achieve substantially higher profitability when market conditions or portfolio mix is favorable. Sustained higher margins improve cash flow potential and provide buffer to service leverage and fund reinvestment over the medium term.
Positive Operating Cash Flow In 2025Positive operating cash flow and modest free cash flow in 2025 demonstrate the group can convert property earnings to cash, supporting working capital, interest service and small reinvestment without immediate reliance on external funding. This underpins medium-term financial resilience if maintained.
Tangible Asset-backed Business ModelAn asset-heavy, real estate and hospitality business provides tangible collateral and optionality (leasing, redevelopment, divestment) that supports recovery and deleveraging strategies. Stable equity levels (~1.16B–1.25B) indicate a meaningful capital base to underpin long-term operations and strategic choices.
Bears Say
Sharp Revenue DeclineA near-halving of revenue across two years signals weakening asset income or cyclical sales disruption, reducing scale and increasing sensitivity to fixed costs. Sustained lower top-line limits margin sustainability and the company’s ability to rebuild cash buffers or fund capital needs without asset sales or higher leverage.
Elevated Financial LeverageLeverage near or above 1x against modest ROE (~2.6% in 2025) constrains financial flexibility and raises refinancing and interest coverage risk if property cash flows weaken. High leverage on an asset-heavy balance sheet limits capacity for opportunistic investments and increases downside during cyclical downturns.
Volatile Cash GenerationLarge swings in free cash flow across years indicate earnings are not consistently converted to cash, suggesting timing of property receipts, capex or one-offs drive variability. This unpredictability complicates planning, heightens reliance on liquidity buffers, and undermines confidence in steady debt servicing capacity.
