We expect the investment appetite to remain poor for the time being; hence, FFO is likely to be almost solely driven from the commercial real estate portfolio, which has performed quite solidly recently, generating decent LFL rental growth of 3.8% for 3Q 2023. However, keeping the profit level stable might be difficult given the planned shrinking of the asset base (cEUR250-500m left to be sold based on 2023 guidance). We expect no dividends until the leverage and financing issues are resolved. We cut our FFO for 2023e by 63%. Resume coverage with a Hold and TP of EUR4.50: We resume coverage after an extended period of restriction with our valuation now based on a DCF. Our previous rating was Buy and target price was EUR22. We see the key upside risk as regaining investment market activity and the key downside risk as weakening letting demand.
