                    NTT DC REIT is a Singapore-domiciled real estate investment trust dedicated to assembling a diverse portfolio of established, income-generating real estate assets globally. Its core investment objective is to acquire properties primarily utilized as data centers, alongside other essential infrastructure vital for the digital economy. The REIT's current portfolio encompasses six robust, carrier-neutral facilities, each built to stringent operational and technical specifications equivalent to Tier III standards. These assets are strategically diversified across key international locations, including the United States (Northern Virginia and Northern California), Austria (Vienna), and Singapore. This geographical spread, coupled with an optimal blend of hyperscale and colocation customer contracts, strengthens its market position. Comprising predominantly freehold assets, the portfolio achieved an appraised value of approximately US$1.5 billion as of September 30, 2025, and boasts a design IT load capacity of around 90.7 megawatts. The sponsor of NTT DC REIT is NTT Limited, an integral part of the larger NTT Group. The NTT Group is a prominent global telecommunications and IT services conglomerate, distinguished by its market-leading global data center enterprise, NTT Global Data Centers. This entity holds the distinction of being the third-largest data center provider worldwide (excluding China).
