Bulls Say, Bears Say
Bulls Say
Recurring Revenue & BacklogA record backlog and sizable scheduled commencements provide durable contracted revenue visibility over the next 12–24 months. This reduces lease-up risk, supports core FFO growth, and converts development investment into long‑lived cash flows that underpin operating stability and planning.
Improving Balance Sheet & Cash FlowLower leverage and positive TTM free cash flow (~$1.37B) enhance financial flexibility to fund development and absorb shocks. A sizable equity base and improving debt metrics reduce refinancing pressure and support longer-term capital deployment while preserving investment-grade-like optionality.
Large Development Pipeline & Private CapitalA deep, pre-leased hyperscale pipeline plus scaled private-capital initiatives materially increases capacity to convert funded development into yield-accretive assets. Fee income and fund platforms diversify earnings, lower cash funding needs, and can sustainably amplify return on invested capital over multi-year horizons.
Bears Say
Rising Capital IntensityMaterially higher capex raises near‑term cash requirements and increases reliance on asset recycling and external capital. If leasing or dispositions slow, elevated development spending could pressure free cash flow, liquidity usage, and necessitate further equity or debt issuance, diluting returns over time.
Concentration & Lumpy Hyperscale LeasingDependence on episodic, large hyperscaler transactions creates timing and concentration risk: a few big deals drive material revenue shifts. This lumpy pattern complicates forecasting, increases earnings volatility, and leaves outcomes sensitive to a small set of tenant decisions and macro cloud capex cycles.
Regulatory & Permitting Risk (Texas)Regulatory scrutiny and potential interconnection denials in key markets like Texas can materially delay or block projects, raise compliance costs, and constrain growth in high-demand regions. Prolonged permitting or grid access hurdles would impede hyperscale expansion and the timing of revenue commencement.

DLR Earnings Call
Q2 2026
0:00 / 0:00
Earnings Call Sentiment|Positive
The call was strongly positive on execution, growth and momentum: record core FFO (excluding promote), raised guidance, record bookings (particularly 0-1 MW and interconnection), record backlog, rapid expansion of the development pipeline, meaningful hyperscale signings after quarter end, and expanding private capital capabilities. Offsetting items are primarily one-time gains (insurance recovery and promote income), rising capital intensity and the episodic/lumpy nature of hyperscale leasing, plus local regulatory/market risks and near-term seasonality that may moderate Q3 results. Overall the positives around durable demand, pricing power, backlog and balance sheet flexibility materially outweigh the transitory and execution risks cited.View all DLR earnings summariesDLR Stock 12 Month Forecast
