Build-to-suit (BTS) has become BNL’s defining competitive advantage. Since launching the strategy, the company has committed or completed $898mm of BTS projects since 2023, including $583mm in 2025 alone, all of which will add $29mm of incremental ABR through 1Q27 ( Exhibit 1 ). The multi-year visibility, yield premium (7.5% cash / 8.9% straight-line), and NAV accretion (~75–100bps tighter than development yields) position BTS as a visible growth engine. Management reiterated that the market still materially undervalues this compounding capability, particularly as traditional stabilized acquisition spreads continue to compress. 2) A multi-year BTS flywheel is in place.
