B. Riley kept a Buy rating on Modiv (MDV) with an $18 price target following a transfer in coverage. Despite an internally managed portfolio that is now almost entirely focused on manufacturing industrial properties, as well as the attractiveness of and high degree of transparency around remaining non-core assets, Modiv trades at a meaningful multiple discount versus both the broader single-tenant net lease sector and many peers, the analyst tells investors in a research note.
