Second Nature is expanding the reach and impact of its Group Rate Internet product through a growing partnership with Evernest Property Management, with early performance data indicating a direct benefit to leasing velocity and portfolio performance. Launched in 2025 for scattered-site rental portfolios, Group Rate Internet aggregates major internet service providers to deliver gig-speed connectivity bundled with rent at below-market pricing, supported around the clock, and Evernest’s initial two quarters show homes advertising the service leased several days faster than comparable units without it.

The program has already achieved a 91% resident adoption rate on Evernest properties where it is offered, underscoring both demand for embedded connectivity and the product’s stickiness for Second Nature’s property management customers. This aligns with broader renter trends: according to the 2024 NMHC and Grace Hill Renter Preferences Survey, 90% of residents are interested in or unwilling to rent without high-speed internet and an equal share view immediate move-in connectivity as very important or essential, positioning Second Nature’s offering squarely in the “must-have” amenity category. Evernest, which manages about 20,000 homes across more than 50 U.S. markets, has already deployed Group Rate Internet in 15 states and plans to roll it out across the rest of its portfolio through 2026, providing Second Nature with a scaled reference customer, recurring revenue potential, and further validation of its resident experience platform strategy aimed at creating “triple win” outcomes for residents, investors, and property managers.
