RHP Properties Expands Miami Footprint and Deepens Community Investment

RHP Properties, the largest privately held owner and operator of manufactured home communities in the U.S., saw a week marked by both portfolio expansion and community-focused philanthropy. The company advanced its growth strategy in Miami while extending its long-running education support initiative for residents.

In southwest Miami, RHP completed Phase I of construction at Cottage Grove Manufactured Home Community, adding 349 new home sites in a market where more than 1,100 manufactured housing sites were removed in the past year. The development targets cost-burdened families with multi-section homes starting around $129,900, aiming to provide ownership opportunities below typical local single-family price points.

Cottage Grove features resort-style amenities, including a pool, clubhouse, fitness and yoga rooms, trails, playgrounds, green space, and a gated entrance, positioning the community competitively versus traditional multifamily rentals and older manufactured housing assets. A model home is scheduled to open in June, with initial home sales targeted for mid-summer 2026, setting a near-term monetization timeline for RHP’s investment.

The Miami project benefits from direct access to key corridors such as Krome Avenue and Quail Roost Road, connecting residents to U.S.-1, regional expressways, and employment centers across the metro area. Longer term, the asset could gain from nearby large-scale projects, including the planned Southplace City Center redevelopment and a proposed Dolphin Expressway extension, which are expected to enhance connectivity and land values.

On the community engagement front, RHP deepened its school support program with a $10,000 donation to Afflerbach Elementary in Cheyenne, Wyoming, bringing its total school contributions to $210,000 across 21 schools over five years. The funding is directed to a Title 1 school where roughly 100 students live in Big Country, an RHP-managed manufactured home community, aligning philanthropy with resident needs.

CEO Ross Partrich emphasized both initiatives as part of a broader strategy to pair affordable, amenitized housing with investments in surrounding educational ecosystems. Collectively, the week’s developments underscore RHP’s dual focus on disciplined expansion in supply-constrained markets and targeted community support, reinforcing its long-term positioning in the affordable housing segment.
