Propy has made its third major title acquisition, buying the multimillion-dollar title division of Boss Law in Florida as part of its $100 million AI-led national roll-up strategy. The deal brings Boss Law’s St. Petersburg and Seminole operations under the Propy Title brand and adds a high-value institutional client base, including three of the largest U.S. residential REITs with more than $10 billion in assets under management and a leading wholesale investor.
CEO Natalia Karayaneva said the transaction is a key step in expanding Propy’s agentic AI closing platform into the institutional segment, where large operators require high-volume, repeatable closings across multiple markets. Propy plans to deploy its AI Agent “Avery,” on-chain title settlement, and automated workflows to cut manual work by up to 70%, enable existing staff to handle twice the transaction volume, and seek margins that are roughly double the title industry’s typical 15–20%.
The Boss Law acquisition is intended to position Propy as a core infrastructure provider for REITs and wholesale investors that routinely close hundreds of properties per month and demand accelerated timelines of 5–14 days, far shorter than the traditional 45–60 day cycle. Florida’s $154.6 billion annual residential market, with a rapidly growing wholesale and fix‑and‑flip segment, provides a test bed for Propy’s scalable institutional model, which it aims to replicate using existing licenses in other states.
Propy highlights 100% staff retention across prior acquisitions and a strategy of upskilling employees in AI, blockchain, and client relationship management, framing technology as a lever for productivity rather than headcount reduction. Management positions the roll‑up as validation of its thesis that title and escrow, as para‑legal and finance-adjacent services, are ripe for AI and blockchain transformation, with the Boss Law team, including closing attorney Christopher Boss, endorsing Propy’s security and automation advantages as reasons for joining the platform.
