Pacaso has expanded its European footprint with the launch of Casa Bianca, its first co-owned luxury residence in the Tuscan countryside and a strategic entry into rural Italy. Located in the medieval village of Castiglioncello del Trinoro in the Val d’Orcia, a UNESCO World Heritage area, the move signals Pacaso’s intent to extend its tech-enabled co-ownership model beyond major resort markets and deeper into high-end heritage destinations.
The four-bedroom, four-bathroom stone property offers roughly 2,400 square feet of restored historic interiors and is being sold in 1/8 ownership shares starting at €465,000 (about $549,000), with Pacaso handling furnishing, management, and scheduling through its SmartStay system. Casa Bianca owners also gain walkable access to nearby boutique hotel amenities, including spa, pool, cooking classes, and dining, positioning the asset as a hybrid between a private home and serviced hospitality within easy reach of Rome, Florence, Siena, and leading wine regions.
CEO and co-founder Austin Allison framed Tuscany as a key lifestyle destination where buyers seek long-term attachment rather than transient vacation stays, aligning with Pacaso’s thesis that affluent consumers prefer flexible ownership to full second-home burden. By anchoring a presence in a village setting rather than a conventional resort, Pacaso is testing demand for co-ownership in slower-growth, experience-driven micro-markets that still command premium pricing and strong global brand appeal.
For Pacaso, Casa Bianca strengthens its Italian portfolio and broadens its addressable market in Europe, adding a differentiated product for buyers who value cultural authenticity alongside professional property management. The high entry price per share underscores the company’s continued focus on upper-tier clientele, while the fully managed, tech-enabled model is designed to support liquidity and resale through its proprietary marketplace. If successful, this deployment could serve as a template for further rural European rollouts and deepen Pacaso’s moat in the luxury co-ownership segment.
