The company announced DOXS NKLN, a large-scale flexible living project in Berlin’s Neukölln district scheduled to open in 2028. Developed with Trockland Management GmbH and GRAFT Architects, the project will deliver 317 Habyt-branded flexible units along the Neukölln Ship Canal, incorporating coworking spaces, fitness facilities, community lounges, and a publicly accessible waterfront promenade and urban square. The development emphasizes sustainable design, including green roofs, modular construction, solar energy, and material reuse, and has already received industry recognition through the AR Future Projects Award 2023 and a shortlist position for the MIPIM Awards 2025.
For investors, this expansion signals Habyt’s continued push to scale its footprint in major European urban centers and deepen its presence in the high-demand Berlin market. The 317-unit project, if successfully leased and operated, could enhance recurring revenue potential from flexible living services and amenities, while the mixed-use and community-centric elements may diversify use cases and occupancy drivers. The long development horizon to 2028 introduces execution, regulatory, and market-cycle risks, particularly around construction costs, financing conditions, and future demand for flexible living. However, the project’s sustainability profile and early industry recognition may support brand strength, pricing power, and partnerships with institutional real estate investors. Overall, DOXS NKLN positions Habyt to capitalize on structural trends in flexible and mid-term urban housing, but financial impact will depend on project delivery, occupancy levels, and cost management over the development period.
