The portfolio comprises Emerald Cottages of Stonebridge in McKinney, with 44 single-story cottages and a clubhouse, and Emerald Cottages of Waco, with 32 similar homes, both featuring upgraded interiors, attached garages, and zero-maintenance living. Each property is 100% occupied with waitlists and high resident retention, reinforcing Capital Square’s strategy to scale differentiated age-restricted housing in high-growth Texas markets such as McKinney and demographically favorable Waco, and supporting its broader $8.9 billion transaction track record and ongoing build-for-rent and multifamily development platform for 1031 exchange and income-focused investors.
