Bluerock Value Exchange has fully subscribed its BR Diversified Industrial Portfolio 6, DST, securing $71 million in equity from individual investors and underscoring sustained demand for its 1031 exchange offerings. The all-cash, unlevered portfolio, Bluerock’s sixth diversified industrial DST, represents over $340 million in cumulative tax-deferred industrial 1031 investments and contributes to the firm’s more than $3 billion in past and current exchange programs.
DIP 6 aggregates roughly 500,000 square feet of industrial real estate across Florida, North Carolina, and South Carolina, consisting of critical manufacturing, warehouse, and distribution assets that are 100% leased on long-term triple net terms to a diversified roster of investment‑grade and credit‑rated global and national tenants. Bluerock positions the strategy to deliver stable monthly cash flow and potential capital appreciation, noting current rents average about 21% below prevailing market rates, offering embedded NOI growth and multiple future exit paths for investors, including a potential 721 UPREIT transaction, a follow-on 1031 exchange, or a cash-out option.
