Bluerock Value Exchange (BVEX) has introduced BR Parkview Multifamily, DST, its latest 1031 exchange/Delaware Statutory Trust (DST) program, targeting approximately $39.4 million in equity from accredited investors for a newly built Class A apartment community in Gwinnett County, part of the Atlanta metropolitan area. The total capitalization of the offering is about $78 million including debt, marking BVEX’s 44th individual DST program and reinforcing its strategy of delivering levered multifamily 1031 exchange solutions. Located in Atlanta’s fastest-growing county, which has recorded 27% population growth over the past decade, the Parkview asset is positioned near major employment hubs and within a highly ranked school district, aiming to attract both professionals and families seeking high-quality rental housing in a constrained supply environment.
For BVEX and its investors, the Parkview DST is structured to pursue monthly income distributions and long-term capital appreciation, underpinned by the property’s access to employment and entertainment centers and the broader undersupply of housing in the Atlanta metro. The program also offers investors multiple exit paths at disposition, including the ability to execute a Section 721 exchange/UPREIT transaction, roll proceeds into another 1031 exchange, or take cash, which enhances portfolio and tax-planning flexibility. President Josh Hoffman framed the launch as a timely entry into multifamily given declining new construction, an expanding affordability gap between renting and owning, and strong household formation, noting that forecast housing demand in Gwinnett County through 2040 is nearly five times current annual building levels. The initiative builds on BVEX’s two-decade track record as a national 1031 sponsor, during which it has structured more than $3 billion in exchange transactions across over 15.5 million square feet of real estate, and signals continued emphasis on growth markets and institutional-quality multifamily as core drivers of its business and investor value proposition.
