Alterra IOS Expands Colorado Footprint With Five Fully Leased Industrial Outdoor Storage Acquisitions

Alterra IOS has expanded its Colorado portfolio with the purchase of five industrial outdoor storage sites totaling 36.4 usable acres and 128,200 square feet of associated Ewarehouse space, advancing its strategy of aggregating mission-critical IOS assets in key logistics markets. Three properties are in Denver and two in Colorado Springs, bringing Alterra’s Colorado holdings to 14 sites spanning 134 usable acres, all positioned near major interstate, rail, and air infrastructure to serve transportation- and logistics-intensive tenants.

Each of the newly acquired properties is fully leased to tenants in telecommunications, building materials, and equipment rentals, providing immediate cash flow and reinforcing Alterra’s alignment with infrastructure and construction end markets where demand for low-coverage, high-yard industrial sites remains strong. Partner Parker Pearson noted that Denver and Colorado Springs continue to exhibit supply-constrained IOS dynamics with demand consistently outpacing available inventory, and these acquisitions deepen Alterra’s relationships with national tenants while fitting its vertically integrated model of acquisition, development, management, and leasing across more than 450 IOS properties in 38 states as of the first quarter of 2026.
