Urban Edge Properties ( (UE) ) has shared an update.

Urban Edge Properties reported strong first-quarter 2026 results on April 29, 2026, with net income attributable to common shareholders rising to $22.6 million, or $0.18 per diluted share, up from $8.2 million, or $0.07 per share, a year earlier. Funds from operations increased to $55.7 million, or $0.42 per diluted share, while FFO as Adjusted edged up to $47.6 million, or $0.36 per share, helped by new rent commencements, higher recovery income, capital recycling, lower interest expense and $8.4 million in non-recurring environmental cost reimbursements.

Same-property net operating income grew 2.4% year over year, or 2.8% including properties in redevelopment, as lease commencements from the signed-but-not-open pipeline offset higher uncollected rents. Leased occupancy in the same-property and consolidated portfolios held at 96.4%, with retail shop leased occupancy at 92.4%, and the company executed 419,000 square feet of leasing during the quarter at robust cash rent spreads, supported by a signed pipeline expected to add $21.7 million of annual rent.

The company advanced its external growth strategy by acquiring The Village at Bridgewater Commons in New Jersey for $54.3 million at a 7.7% cap rate, adding a 92,000-square-foot center anchored by medical and quick-service restaurant tenants in a high-income trade area. On the development front, Urban Edge stabilized four redevelopment projects totaling $6.8 million of investment and maintained $157.3 million of active development and redevelopment underway, with an expected yield of about 13% and remaining costs of $66.8 million.

Urban Edge also strengthened its capital structure in early 2026, entering $950 million of unsecured credit facilities on January 22, 2026, including a resized $700 million revolver maturing in 2030 and two delayed-draw term loans totaling $250 million, while securing a $62.5 million, seven-year non-recourse mortgage at a 5.0% fixed rate. As of March 31, 2026, the company reported approximately $968 million in liquidity, largely fixed or hedged mortgage debt with a 3.6-year average maturity, minimal revolver borrowings and undrawn term loans, supporting continued leasing, acquisition and redevelopment activity.
