Town Centre Securities reported a small statutory loss for the half year to 31 December 2025 as modest portfolio valuation declines offset resilient income from its rental, car park and hotel operations. EPRA earnings fell year on year, net assets and EPRA NTA edged lower, and loan-to-value rose to 54.8%, but the interim dividend was held and remains covered by earnings.

Management continued to reposition the business through selective investment and development, including a Central London retail acquisition, a stake in a U.S. multi-family fund and progress on major Leeds schemes such as student accommodation at the Merrion Centre and the Dishoom-led repositioning of Vicar Lane. With high rent collection, growing car park profits and significant undrawn debt capacity, the group says it is prioritising financial prudence while pursuing accretive opportunities, even as its shares trade at a marked discount to asset value.
