TOKYU REIT ( (JP:8957) ) has provided an update.
TOKYU REIT will acquire two domestic properties from sponsor Tokyu Corporation for a combined ¥5.55 billion: the Togoshi Ginza Round Building in Tokyo and the Tokyu Susukino Building in Yokohama, with contracts signed on March 16 and closing scheduled for April 15, 2026. The office property near Togoshi-Ginza and Togoshi stations benefits from strong transport links to key Tokyo business hubs, solid tenant stability and potential rent upside, while the Susukino retail facility serves a large surrounding residential base with ample parking, limited nearby competition and expected demand growth supported by a planned extension of the Yokohama Municipal Subway Blue Line and a new local station.
The acquisitions align with TOKYU REIT’s stated policy of improving portfolio quality and cash-flow growth by concentrating on priority investment areas and collaborating with its sponsor under the Capital Re-Investment Model, whereby sale proceeds are reinvested into new developments along Tokyu lines. By reinforcing its presence in strategically located office and community-based retail assets, the REIT aims to enhance asset value and net income per investment unit over the medium to long term, potentially strengthening its position in Japan’s listed REIT market and offering more stable returns to unitholders.
The most recent analyst rating on (JP:8957) stock is a Buy with a Yen223110.00 price target. To see the full list of analyst forecasts on TOKYU REIT stock, see the JP:8957 Stock Forecast page.
