Starhill Global Real Estate Investment ( (SG:P40U) ) just unveiled an update.
Starhill Global REIT reported stable third-quarter FY2025/26 performance, with gross revenue edging up 0.7% year-on-year to S$47.9 million and net property income flat at S$37.9 million, helped by stronger contributions from Singapore’s Ngee Ann City and Kuala Lumpur’s Lot 10, as well as currency gains. These were offset by the loss of income from divested office strata units at Wisma Atria, softer contributions from Myer Centre Adelaide Office and Wisma Atria Retail, and higher operating costs at its China property, though management noted NPI would have risen 1.2% excluding the divestment impact.
Operationally, the portfolio remained resilient, with committed occupancy at 96.4% and retail occupancy at 97.3%, underpinned by long-dated master and anchor leases that account for 54.3% of gross rental income and extend as far as 2043. The REIT’s balance sheet stayed healthy with 35.5% gearing, 80% of debt fixed or hedged and a 3.5-year average debt maturity, further strengthened by new six-year sustainability-linked facilities in Singapore dollars and Australian dollars that provide ample liquidity to refinance upcoming maturities and support income visibility for unitholders.
