Simon Property Raises Guidance After Strong First Quarter

Simon Property ( (SPG) ) has shared an update.

Simon Property Group reported strong first-quarter 2026 results on May 11, with net income attributable to common stockholders rising to $479.6 million, or $1.48 per diluted share, from $413.7 million a year earlier. Real Estate FFO climbed 7.5% to $1.208 billion, or $3.17 per share, supported by 6.7% NOI growth, 96.0% occupancy, higher base rents and an 11.8% increase in reported retailer sales per square foot to $819.

The company raised its full-year 2026 Real Estate FFO guidance to a range of $13.10 to $13.25 per diluted share and increased its quarterly common dividend to $2.25, up 7.1% year over year, signaling confidence in cash flow growth. Simon also repurchased $175 million of stock, refinanced debt with an $800 million senior notes issue, completed $2.3 billion in secured loans, extended a $5.0 billion revolving credit facility on improved terms and ended the quarter with $8.7 billion of liquidity.
