Shimao Group Holdings has taken multiple steps to strengthen its balance sheet and address the auditor’s previous disclaimer of opinion, most notably through an offshore debt restructuring that became effective in July 2025. The company has been converting mandatory convertible bonds into equity, with about US$4.1 billion, or roughly 82% of the issued bonds, now exchanged into new shares, easing its overall debt burden.
Alongside its offshore restructuring, Shimao has secured extensions on about RMB1.8 billion of onshore loans, some out to 2029, and is negotiating further restructurings to stabilize liquidity. The group is also revitalizing receivables and restricted funds, accelerating property sales with RMB2.811 billion of contracted sales in the first two months of 2026, and drawing RMB749 million in loans under government “whitelist” support, measures that collectively reduce funding pressure and support ongoing project delivery.
