Schroder European Real Estate ate ate Investment ( (GB:SERE) ) has issued an update.
Schroder European Real Estate Investment Trust reported that its property portfolio was independently valued at €192.6 million as of 31 March 2026, down 0.7% from the previous quarter. The modest overall decline masks diverging performances across assets, with logistics and office properties in Rumilly and Stuttgart gaining value on the back of long lease extensions, while assets in Alkmaar, Cannes, and Apeldoorn saw reductions linked to tenant distress, departures, or lease term shortening.
Active management supported valuation resilience where long-term, income-accretive leases were secured, notably a 10-year extension in Rumilly and a new 10-year indexed lease in Stuttgart at significantly higher rent. However, concentration risk at single-tenant assets remains a headwind, as shown by the sharp write-down of the Alkmaar industrial property after the tenant ceased operations and the weaker outlook for Cannes and Apeldoorn, highlighting ongoing tenant-related volatility in parts of the portfolio.
