Schroder European Real Estate ate ate Investment ( (GB:SERE) ) has issued an update.

Schroder European Real Estate Investment Trust reported an unaudited net asset value of €153.3 million, or 116.7 euro cents per share, as at 31 December 2025, after a €2.5 million prior-period service charge adjustment. The portfolio value held steady at €194.0 million, while vacancy rose to 7% following a tenant default at its Alkmaar industrial asset, although post-period lease re-gears and new lettings in Stuttgart, Rumilly and Paris have strengthened income visibility.

Quarterly EPRA earnings before exceptional items were €1.8 million, generating a 0.8% NAV total return and supporting a first interim dividend of 1.48 euro cents per share, 90% covered and implying an annualised yield of about 8.3%. The company continues to contest a €14.2 million notice of adjustment from the French tax authorities, has made no provision based on advice that an outflow is not probable, and maintains that its largely indexed leases provide a robust inflation hedge for investors.
