Regency Centers reported first-quarter 2026 net income attributable to common shareholders of $125.1 million, or $0.68 per diluted share, up from $0.58 a year earlier, with Nareit FFO rising to $1.20 and Core Operating Earnings to $1.16 per diluted share. Same property NOI grew 4.4%, portfolio leasing remained strong at 96.6% leased and 94.3% commenced, and the company executed 1.5 million square feet of leases at double-digit cash rent spreads, underscoring robust tenant demand.

The company accelerated its capital deployment, starting $73 million of redevelopment projects and completing $42 million of ground-up and redevelopment work, while maintaining a $635 million in-process pipeline at an estimated 9% yield as of March 31, 2026. Regency also strengthened its capital structure with a refreshed $500 million share repurchase program, a $450 million senior notes offering, pro-rata net debt and preferred stock at 5.2x TTM operating EBITDAre, and reaffirmed or raised key elements of its 2026 guidance, signaling confidence in durable earnings and NOI growth for stakeholders.
