NIPPON REIT Investment Corp ( (JP:3296) ) has shared an update.

NIPPON REIT Investment Corporation has agreed to acquire four real estate trust beneficiary interests in Japan, including a residential property in Tokyo, two hotel assets in Tokyo and Osaka, and leasehold land for a commercial property in Saitama, for a total of ¥15.4 billion. The deals, some with related-party sellers, are positioned as part of the REIT’s strategic asset replacement and diversification, and are expected to enhance portfolio profitability and cash flow.

The acquisition of HOTEL RESOL AKIHABARA and THE BASEMENT HOTEL Osaka Honmachi marks the REIT’s second round of hotel investments, targeting high-demand lodging areas and leveraging variable rent structures that can capture upside in an inflationary environment. NIPPON REIT also plans to redeem a preferred silent partnership interest tied to one of the hotel sellers upon that entity’s liquidation, further streamlining its structure as it seeks stronger rental growth potential and improved NOI to support unitholder returns.
