The latest update is out from Nexus Real Estate Investment ( ($TSE:NXR.UN) ).

Nexus Industrial REIT has priced its inaugural senior unsecured debenture offering, raising $500 million through a private placement in Canada, split between Series A debentures maturing in 2029 and Series B debentures maturing in 2031. The notes, led by a syndicate of major dealers and not listed on any exchange, carry fixed annual coupon rates of 4.236% and 4.641%, respectively, and are expected to receive a BBB (low) Stable credit rating from Morningstar DBRS.

The debentures will rank pari passu with Nexus’s other unsecured, unsubordinated obligations, and closing is targeted for April 14, 2026, subject to the investment‑grade rating condition. Nexus plans to use the net proceeds primarily to repay existing indebtedness and for general trust purposes, a move that is expected to enhance its financial flexibility as it continues executing its long‑term industrial real estate growth strategy in Canada.
