Nexus Industrial REIT reported that 2025 was a transformative year, completing its strategic shift to a pure-play industrial portfolio by selling legacy retail, office and non-core industrial assets while acquiring two high-quality industrial buildings in Montreal. The REIT also finished major development projects in St. Thomas and Calgary, added 440,000 square feet of new gross leasable area, and maintained strong leasing momentum with 1.2 million square feet leased at an average 60% rent spread.

Financially, Nexus delivered 2.8% growth in NOI to $129.4 million, 2.6% growth in industrial same-property NOI, and modest increases in normalized FFO and AFFO per unit, even after significant asset sales. Management highlighted in-place industrial occupancy of 96%, a strengthened balance sheet, and expectations for mid-single-digit industrial same-property NOI growth and a normalized payout ratio below 100%, underscoring improved operational resilience and a stronger platform for future growth for unitholders.
