National Storage Affiliates Trust has finalized the internalization of its regional operator structure, streamlining its business operations by acquiring asset and property management contracts, intellectual property, and tenant insurance assets from its regional operators. They’ve settled the deal with $32.6 million in cash and over 1.5 million Class A OP Units, based on a multiple of EBITDA and consistent valuation methods. Post-acquisition, the company is set to transition operations over 12 months, maintaining some regional operators under new management agreements. This strategic consolidation could offer investors a more direct stake in the company’s operations and potential for enhanced value.
