The latest update is out from Mori Hills Reit Investment Corporation ( (JP:3234) ).

Mori Hills REIT Investment Corporation will partially transfer additional 10% quasi co-ownership interests in the trust beneficiary rights to the land of Laforet Harajuku to sponsor Mori Building Co., Ltd., in two stages on July 1 and December 1, 2026. The deal, priced at 2,365 million yen for each 5% tranche and generating substantial gains over book value, will leave MHR with a 34% stake while crystallizing unrealized gains and supporting portfolio income.

The transfer is driven by the fixed-term business-use land lease on the property, which expires in September 2030 and is not expected to be renewed, requiring eventual asset disposal or alternative measures. By selling additional portions to its sponsor, MHR aims to redeploy capital into new medium- to long-term acquisitions while preserving a foothold for potential future redevelopment led by Mori Building, a move it says will enhance unitholder value and strengthen its strategic pipeline in central Tokyo real estate.
