The latest announcement is out from Mobimo Holding AG ( (CH:MOBN) ).

Mobimo reported a strong 2025 financial year, with rental income edging up to CHF 145.5 million and the rental result rising 1.5%, supported by like-for-like growth and lower property expenses. The residential segment performed particularly well on the back of sustained demand for rental apartments and condominiums, while the vacancy rate increased slightly to 4.1% but remained in line with expectations.

Profitability improved markedly, as EBIT including revaluations jumped to CHF 257.3 million and company profit surged 54.1% to CHF 192.9 million, driven by higher revaluation gains of CHF 106.9 million and strong promotion activity. The result from developments and sale of promotion properties climbed more than 60% to CHF 53.3 million, reflecting brisk sales at condominium projects and a CHF 900 million development pipeline that underpins future earnings.

The acquisition of EMWE Holding AG strengthened Mobimo’s residential footprint in Zurich and helped lift the property portfolio’s value by about 10% to CHF 4.2 billion, while the equity ratio remained solid at 47.4%. Additional rental income growth is expected from newly completed and ongoing residential projects in Lausen and Aarau, although office leasing, especially for large spaces, remains challenging despite progress in key assets like the Office Tower in Zurich.

The board is proposing an unchanged dividend of CHF 10.25 per share, underscoring the company’s appeal as a dividend stock and its confidence in the balance sheet, which shows an EPRA loan-to-value of 44.1%. Mobimo also reported further progress on sustainability, reducing greenhouse gas emissions intensity and, for the first time, disclosing indirect Scope 3 emissions linked mainly to construction activities to enhance transparency and control over its climate impact.

A leadership change at the top of the board marks the completion of a renewal phase, with Markus Schürch nominated as new chairman to succeed long-standing chair Peter Schaub and Sophie Dubuis proposed as a new board member. Looking ahead to 2026, Mobimo anticipates around 3% organic rental income growth, a lower contribution of roughly CHF 25 million from developments and promotion property sales, a vacancy rate of about 4.5%, and continued emphasis on cost discipline and an adjusted management organisation to stay agile in a demanding market.
