Mitsui & Co. Monetizes Osaka Office Asset While Retaining Operational Base

The latest update is out from Mitsui & Co ( (JP:8031) ).

Mitsui & Co. has agreed to sell its co-ownership interest in the Osaka Mitsui-Bussan Building and the underlying land in Osaka’s Nakanoshima district to SMFL MIRAI Partners Company, Limited, with the transaction price set based on third-party appraisals. Although ownership is changing, Mitsui will continue to use the portion of the property serving as its Osaka office under a lease arrangement, preserving its operational presence in the region.

The sale is part of Mitsui’s broader monetization strategy in its real estate development, leasing, and operations business, and it is expected to generate a gain in the fourth quarter of the fiscal year ending March 31, 2026, already incorporated into its earnings forecast. Asset management of the building will be handled by Mitsui & Co. Realty Management, a consolidated subsidiary appointed by the buyer, allowing Mitsui to retain a role in managing the property while freeing up capital and potentially enhancing returns for stakeholders.
