J Smart & Co (Contractors) ( (GB:SMJ) ) has issued an update.

J. Smart & Co. (Contractors) PLC reported an unaudited group profit of £106,000 for the six months to 31 January 2026, down from £128,000 a year earlier, with revenue rising to £14.8 million but margins pressured by higher costs and a lack of external contracts. The board maintained the interim dividend at 0.96p per share, while warning that profit for the full year is hard to predict amid rising material prices, weaker housing demand and office voids, all compounded by the economic fallout from the Iran War.

Housing activity showed mixed dynamics, with solid sales and reservations at the Winchburgh, Canal Quarter scheme but protracted overall sales still weighing on profitability, and the Rosyth residential development progressing with early but fragile buyer interest. The group expanded its industrial development pipeline through a joint venture at Eurocentral in North Lanarkshire and the Axis Point site at Duloch Park in Dunfermline, though utility delays and broader construction cost inflation pose timing and viability risks for new projects.

Management highlighted that the commercial property portfolio continues to benefit from rental growth in industrial assets despite emerging office vacancies, but cautioned that property values may stagnate or fall rather than rise as previously expected. The company also flagged ongoing pressure from the slow pre-contract process, the cost of holding private housing stock and uncertainty over investment yields, while noting senior staff retirements that mark a transition in its long-serving operational leadership.
