Industrial Logistics Properties ( (ILPT) ) has issued an announcement.

On May 8, 2026, Mountain Industrial REIT LLC, a consolidated joint venture of Industrial Logistics Properties, secured a $1.62 billion mortgage loan from a syndicate of major banks, including Wells Fargo, Citi, Morgan Stanley, Bank of America, Bank of Montreal and UBS, backed by 90 properties and maturing in May 2031 at a weighted average fixed interest rate of 5.71% per year. The joint venture used the proceeds to fully repay a $1.4 billion floating rate mortgage and $0.2 billion of amortizing fixed-rate mortgage debt, and Industrial Logistics Properties provided a limited recourse guaranty, effectively locking in long-term fixed-rate financing and simplifying its capital structure while terminating the previous floating-rate facility without penalty, a move that may reduce interest-rate risk and enhance balance-sheet stability for stakeholders.
