Industrial & Infrastructure Fund Investment Corporation has arranged new long-term floating-rate loans totaling ¥2.45 billion from The Fukui Bank, Mizuho Bank, and The Bank of Fukuoka. The borrowings, all unsecured and unguaranteed with eight-year terms, are priced at one-month JBA yen TIBOR plus 0.230% and will be drawn on March 31, 2026 with a lump-sum repayment due March 31, 2034.
The new loans will refinance existing fixed-rate borrowings of the same total amount from Meiji Yasuda Life Insurance Company, Mizuho Bank, and The Bank of Fukuoka that mature between March and April 2026. Following the refinancing, the REIT’s total interest-bearing debt will remain unchanged at ¥294.233 billion, indicating that the transaction is aimed at extending debt maturities and optimizing the funding structure without increasing leverage.
