Ground Rents Income Fund has sold freehold ground rent interests in two purpose-built student accommodation assets in Manchester and Southampton for £4.58 million, a 0.6% discount to their latest independent valuation, delivering a 5.3% net initial yield. The assets, originally acquired in 2014 and partly restructured in 2019, are expected to be relatively insulated from the UK Government’s leasehold reform agenda due to their title structure.

Sale proceeds are being used to pay down the company’s Santander loan, cutting the outstanding balance from £8.2 million to £3.9 million and reducing bank loan-to-value to about 18%, well within covenant limits.
