Global Net Lease ( (GNL) ) has provided an update.

On May 5, 2026, Global Net Lease released a first-quarter 2026 investor presentation detailing its agreement to acquire Modiv Industrial Inc. in an all-stock deal valued at about $535 million, a transaction expected to be immediately 4% accretive to AFFO per share and to deliver roughly $6 million in annual cost synergies while remaining leverage-neutral. The acquisition will add a high-quality industrial net lease portfolio with a 15-year weighted average lease term and 2.4% average annual rent escalations, extend GNL’s overall lease maturity profile, reduce its office exposure, and create a more than $5 billion pro forma platform in which existing GNL shareholders will own about 89% and Modiv investors will receive stock at an implied 17% premium to their May 1, 2026 closing price.
