Global Net Lease ( (GNL) ) just unveiled an announcement.
On May 3, 2026, Global Net Lease and Modiv Industrial signed a definitive merger agreement under which GNL will acquire Modiv in an all-stock transaction valuing Modiv at an enterprise value of about $535 million. The transaction will significantly increase GNL’s exposure to U.S. industrial net-lease assets, extend its weighted-average lease term, reduce office concentration, and is projected to deliver about $6 million in annual cost synergies, positioning the combined REIT with greater scale, diversification and capital flexibility, while Modiv investors gain a forecast 25% uplift in annual dividends and enhanced liquidity as holders of GNL stock.
