EC World REIT reported a steep deterioration in FY2025 performance, with gross revenue and net property income plunging 61.6% and 69.1% respectively as key master leases expired, rents fell and new leases could not offset lost income. With no income available for distribution, the manager declared no payout for FY2025 and warned that distributions are highly unlikely for 2026, underscoring pressure on returns to unitholders.

Meanwhile, mixed outcomes in PRC court cases over unauthorised mortgages and guarantees add legal complexity to an already fragile capital structure, with potential implications for creditor recoveries and unitholder value depending on future rulings and any eventual enforcement actions.
