EC World Real Estate Investment Trust ( (SG:BWCU) ) has provided an announcement.

EC World REIT reported a steep deterioration in FY2025 performance, with gross revenue and net property income plunging 61.6% and 69.1% respectively as key master leases expired, rents fell and new leases could not offset lost income. With no income available for distribution, the manager declared no payout for FY2025 and warned that distributions are highly unlikely for 2026, underscoring pressure on returns to unitholders.

Operationally, portfolio valuation dropped 21.2% in RMB terms to RMB3,016 million amid logistics oversupply in Hangzhou, soft demand, rising vacancies and shorter land tenures, while committed occupancy slid to 73.7% by March 2026 and WALE shrank below one year. EC World remains in tense negotiations with onshore and offshore lenders after failing to divest assets to repay facilities, and its financial statements are no longer prepared on a going-concern basis, highlighting elevated refinancing risk and uncertainty around the outcome of the sponsor’s ongoing pre-reorganisation in China.

Singapore Exchange has granted the trust more time, up to 31 May 2026, to submit a trading resumption proposal, offering a narrow window to craft a viable restructuring plan. Meanwhile, mixed outcomes in PRC court cases over unauthorised mortgages and guarantees add legal complexity to an already fragile capital structure, with potential implications for creditor recoveries and unitholder value depending on future rulings and any eventual enforcement actions.
