Digital Core REIT reported resilient full-year 2025 results, maintaining its distribution at 3.60 U.S. cents per unit despite six months of downtime at its Linton Hall data centre in Northern Virginia. The trust offset lost rental income through accretive investment, organic lease-up, rental growth across the rest of its portfolio and interest cost savings driven by proactive balance sheet management. A key driver was the March acquisition of a 20% stake in a second Osaka data centre, which added 180 basis points of accretion, improved geographic diversification into APAC and enhanced overall portfolio quality.
