The latest update is out from Dexus ( (AU:DXS) ).

Dexus has entered a joint venture with Boral to transform 630 hectares of Boral-owned land at Ravenhall, 20 kilometres from Melbourne’s CBD, into a major logistics precinct with a potential lettable area of 2.5 million square metres, expected to be the largest institutionally held logistics hub in Australasia. The project underpins Dexus’s long-term industrial growth strategy in a key logistics corridor, reinforcing its position as a capital-efficient platform manager.

Under the capital-efficient structure, Dexus and future third-party investors will hold a combined 50% interest while Boral retains the remaining 50%, with Dexus expected to maintain at least a 10% principal stake in each superlot. Dexus will lead rezoning, development, property and investment management, with a phased, levered superlot rollout designed to limit near-term funding obligations and AFFO impact while creating future investment opportunities for its securityholders and fund clients.
