CLS Holdings has agreed the unconditional sale of The Brix, a 21,797 sq m office building in central Essen, Germany, for €60 million, matching its year-end 2025 valuation, with completion expected in the second quarter of 2026. The building, located near Essen’s main station with strong transport links across the Ruhr region, had been significantly repositioned following CLS’s acquisition in April 2021 when it suffered from 28% vacancy.
After securing a new 30-year lease with the City of Essen and completing a comprehensive refurbishment, CLS transformed The Brix into a high-quality, sustainable office property providing long-term secure income. Proceeds from the disposal will be used to reduce debt, and management says the sale crystallises the value created, sharpens the geographic focus of its German portfolio, and underlines its commitment to active asset management in core office markets.
