Charter Hall Retail REIT reported a solid first-half FY26 performance to 31 December 2025, with operating earnings rising 3.4% to $75.6 million, distributions up 4.1% to 12.8 cents per unit and statutory profit of $240.7 million. Net tangible assets per unit increased 5.8% to $4.91, supported by like-for-like net property income growth of 3.0%, strong portfolio occupancy of 99.1%, positive specialty leasing spreads and 2.9% growth in moving annual turnover, particularly from supermarkets. The REIT also agreed terms on a new $1.6 billion multi-lender debt facility that lowers funding margins, extends average debt maturity to four years and increases covenant headroom, further strengthening its balance sheet. Strategically, the group continued to rebalance its portfolio by divesting non-core and partial interests into the Charter Hall Convenience Retail Fund while accelerating its exposure to net lease assets, including several Bunnings and auto showroom acquisitions, which helped compress portfolio cap rates and lift valuations. The convenience net lease portfolio now represents nearly half of total portfolio value, with CPI and fixed rent reviews positioning CQR to benefit from higher inflation and constrained new retail supply, underpinning income growth and long-term capital appreciation prospects for unitholders.
