AEW UK REIT reported an unaudited net asset value of £171.97 million, or 108.38p per share, at 31 March 2026, with a quarterly NAV total return of 0.96% and a like-for-like portfolio valuation increase of 0.05%, marking valuation growth in 12 of the past 13 quarters. The board declared a 2.00p interim dividend for the quarter, maintaining a 42-quarter payment record and implying an 8.1% yield, while leverage remained moderate with a 25.21% loan-to-GAV ratio and low fixed-cost debt at 2.959% locked in until July 2027.

Despite lower EPRA earnings per share due to new vacancies and a rent reduction on an Odeon lease regear, management highlighted ongoing asset management initiatives, active leasing, and potential disposals, and confirmed it is considering an all-share offer for Alternative Income REIT, which could expand scale if pursued but remains uncertain under UK takeover rules.
