AEW UK REIT ( (GB:AEWU) ) has shared an announcement.

AEW UK REIT reported an unaudited net asset value of £171.97 million, or 108.38p per share, at 31 March 2026, with a quarterly NAV total return of 0.96% and a like-for-like portfolio valuation increase of 0.05%, marking valuation growth in 12 of the past 13 quarters. The board declared a 2.00p interim dividend for the quarter, maintaining a 42-quarter payment record and implying an 8.1% yield, while leverage remained moderate with a 25.21% loan-to-GAV ratio and low fixed-cost debt at 2.959% locked in until July 2027.

Portfolio performance was driven mainly by office and industrial assets, notably strong valuation gains at Queen Square in Bristol and industrial sites in Runcorn and St Helens, offset by declines at certain leisure and “Other” assets facing near-term lease events and tenant stress such as NCP’s administration. Despite lower EPRA earnings per share due to new vacancies and a rent reduction on an Odeon lease regear, management highlighted ongoing asset management initiatives, active leasing, and potential disposals, and confirmed it is considering an all-share offer for Alternative Income REIT, which could expand scale if pursued but remains uncertain under UK takeover rules.
