abrdn European Logistics Income plc has sold a cross-dock warehouse in Waddinxveen, the Netherlands, for about €35 million as part of its shareholder-approved wind-down of its European logistics portfolio. The property, leased to fresh-produce wholesaler Combilo International and including a subleased unit occupied by Thermo Transit, was sold at a 4.5% premium to its independent Q3 2025 valuation.
Proceeds from the Dutch disposal have been used to fully repay a €34.3 million BerlinHyp loan secured on the Ede and Waddinxveen assets, following the earlier repayment of a €22 million BayernLB facility, leaving the company with €23.9 million of remaining debt. With 24 of the original 27 assets now sold and over €460 million of gross sales proceeds generated, only three assets remain in the sales process, underscoring the advanced stage of the wind-down and its implications for remaining shareholders and creditors.
