We continued to optimize our balance sheet with the recent strategic sale of $62.5 million of non-owner occupied commercial real estate loans. These actions, combined with our adjusted net charge-offs to average loans of just 0.07%, demonstrate our proactive credit risk management and portfolio discipline. We maintained our long history of dividend increases in the second quarter while growing tangible book value per share by over 20.0% annualized compared to the prior quarter.
