Lippo Malls Indonesia Retail Trust (LMIR Trust) is a Singapore-based real estate investment trust focusing on owning and investing in income-producing retail properties in Indonesia, with a portfolio of 29 strategically located retail properties across major cities.
In its latest earnings report for the first quarter of 2025, LMIR Trust reported steady operational improvements despite economic challenges. The Trust achieved a portfolio occupancy rate of 82.2%, supported by new lease commitments and a positive rental reversion.
Financially, the Trust saw a 3.3% increase in rental revenue and a 4.9% rise in gross revenue in Indonesian Rupiah terms, although these gains were slightly offset by currency depreciation when translated to Singapore Dollars. The Trust also highlighted a significant increase in carpark income due to a new management arrangement.
The Trust’s management remains focused on asset enhancement initiatives and tenant management strategies to further improve occupancy and rental income. They are also maintaining a disciplined approach to capital management, ensuring financial flexibility and a stable leverage profile.
Looking ahead, LMIR Trust aims to continue strengthening its portfolio performance amidst a challenging economic environment, with a focus on enhancing shopper experiences and optimizing space utilization to meet tenant needs.
