In its first-quarter 2025 earnings report, Host Hotels & Resorts reported a 7.0% growth in Comparable Hotel RevPAR and a 5.8% increase in Comparable Hotel Total RevPAR compared to the same period in 2024. Despite facing macroeconomic uncertainties, the company maintained its guidance for 2025, indicating confidence in its financial stability and strategic positioning.

Key financial highlights include an 8.4% increase in total revenues to $1.594 billion, although net income decreased by 7.7% to $251 million due to higher interest expenses. Adjusted EBITDAre rose by 5.1% to $514 million, reflecting improved margins driven by higher room rates and strong demand in key markets like Washington, D.C., and New York.

The company also engaged in strategic asset management, selling two outparcels for a $4 million gain and reopening The Don CeSar after hurricane-related damages. Host Hotels & Resorts continues to focus on reinvestment and maintaining a robust balance sheet with $2.2 billion in available liquidity.
