Irish Residential Properties REIT has agreed a €31.75 million forward purchase of 77 high-specification apartments in Naas, Co. Kildare, a fast-growing commuter town southwest of Dublin. The scheme comprises a mix of one-, two- and three-bedroom A2-rated units with sustainability features such as air-to-water heat pumps, LED lighting and PV panels, and is due for completion in the fourth quarter of 2026.
The acquisition, sourced off-market through I-RES’s internal network, will be funded from its ongoing disposal programme, which has generated €34.9 million of proceeds to date. The company expects the investment to deliver a net initial yield of around 5.25%, be earnings-enhancing after lease-up, and support its asset recycling strategy while keeping leverage within its 40%–45% target range, highlighting its role in financing new housing supply in Ireland.
