The plot, with a maximum gross floor area of 130,730 sq.m. and a 40-year commercial tenure, is earmarked for development into a shopping centre aimed at generating rental income.
Under a cooperation framework, Jiaxing Xiuyu will hold 10% and the joint-venture partner 90% of a new project company that will own and develop the site, with total project capital capped at RMB1.95 billion. Jiaxing Xiuyu’s maximum capital commitment is RMB195 million, including equity, reserves and potential guarantees on external financing, signaling a measured expansion of HKR International’s mainland retail property footprint while limiting balance-sheet risk through a minority stake and project-level leverage.
