Alternative Income REIT Plc ( (GB:AIRE) ) has issued an update.
Alternative Income REIT has declared a third interim dividend of 1.40 pence per share for the quarter to 31 March 2026, keeping it on course to meet its annual dividend target of at least 5.6 pence per share for the year to 30 June 2026. The payout was fully covered by adjusted earnings of 1.4 pence per share, while the unaudited net asset value stood at £67.9 million, or 84.4 pence per share, delivering a 1.5% NAV total return for the quarter despite a marginal 0.05% decline in portfolio valuation.
The £103.45 million portfolio remains fully let with 100% rent collection and 92.1% of leases linked to inflation, supporting a 7.2% net initial yield and long weighted average lease terms above 15 years. Although the share price fell 4.5% in the quarter, widening the discount to NAV to 16.7% after talks over an all-share offer from AEW UK REIT were terminated, the board stressed confidence in the company’s standalone strategy, underpinned by recently refinanced HSBC debt facilities and ongoing active asset management to secure stable, index-linked income and preserve capital values.
